What a house actually costs in Texas right now.
Every number sourced. Checked this month.
Texas home prices have gone flat. The statewide median was $333,628 in the third quarter of 2026, down 0.4% from a year earlier, and buyers have more homes to choose from and more time to decide. What hasn’t gone flat is the monthly bill. Mortgage rates are about a point higher than a year ago, and Texas property tax and insurance can add more than $800 a month on top of the loan. Below are the metro prices and what a typical payment works out to.

The Texas REALTORS quarterly report is the only source that measures every metro the same way. Its Q2 and Q3 2026 PDFs would not open for us, so the metro table below uses Q1 2026, the latest edition we could read in full. The newer monthly figures from local MLSs follow in the next table.

All figures in this table come from the Texas REALTORS Q1 2026 report, which covers January through March 2026. Days on market is the average before a contract. McAllen had the deepest supply in Q1 at 9.2 months and Amarillo the thinnest at 2.8.
The latest monthly numbers (September 2026)
Each big metro has its own Realtor group or MLS. They define their areas differently, so treat these as the freshest read on each market rather than a side-by-side ranking.
| Market | Median price | Change, 1 yr | Months of inventory | Days on market | Active listings | Source |
|---|---|---|---|---|---|---|
| Austin metro | $421,000 | +1.4% | 5.4 | 73 | 13,465 | Unlock MLS via KXAN, Oct 21, 2026 |
| City of Austin | $570,958 | — | — | — | — | Unlock MLS via KXAN |
| North Texas (MetroTex area) | $385,000 | −1% | 4.3 | 62 | 31,325 | MetroTex, Oct 16, 2026 |
| Greater Houston (single-family) | $325,000 | −0.3% | 5.5 | 58 | 40,192 | HAR via My Neighborhood News, Oct 19, 2026 |
| San Antonio area | $302,999 | −1.9% | 5.95 | 88 | 17,155 | SABOR via My Neighborhood News, Oct 9, 2026 |
The gap between Austin’s city and metro medians is about $150,000. A “median Austin home” figure in a headline can mean either one, so check which before you compare. North Texas averages run much higher than its median: MetroTex’s September average was $509,534, pulled up by high-end sales.
The statewide trend in 2026
Sources: Q1 report; Q2 release, Jul 21, 2026; Q3 release, Oct 20, 2026. Across 2026, prices have been nearly unchanged year over year while inventory slowly builds. In Q2 the four largest metros were each down less than 1.5% from a year earlier. In Q3 they were each down 1.2% or less. Smaller markets moved more. Abilene’s median was up 22.0% in Q3, while McAllen (9.2 months of inventory) and Corpus Christi (9.0) had some of the deepest supply.
Homes are also taking longer to sell. Statewide, a listing sat 65 days on average in Q2, three days longer than a year before. In September, the San Antonio area averaged 88 days, up 11%.
Mortgage rates
Freddie Mac’s weekly survey had the 30-year fixed at 7.24% for the week of Oct 29, 2026, down from 7.32% the week before but well above the 6.17% of a year earlier. The 15-year fixed was 6.60%. These are national averages; your own quote will depend on your credit, down payment and any points you buy. HAR’s September report used a 6.86% rate and put principal and interest on the Houston median at $1,705.41 with 20% down, so rates have climbed since then.
The next PMMS reading comes out Thursday, Nov 5, 2026, and rates change every week.
A sample monthly payment (our math)
This is our own worked example, not a lender quote. It uses the Q1 2026 Texas median of $328,000 (the latest with a matching metro table), the 7.24% PMMS rate, a 30-year fixed loan, property tax at about 2% of value, and TDI’s 2025 average homeowners premium.
| Line | How we got it | 10% down | 20% down |
|---|---|---|---|
| Inputs | |||
| Price | Texas median, Texas REALTORS Q1 2026 | $328,000 | $328,000 |
| Down payment | Price × 10% or 20% | $32,800 | $65,600 |
| Loan | Price minus down payment | $295,200 | $262,400 |
| Rate | Freddie Mac PMMS, Oct 29, 2026; 7.24% ÷ 12 = 0.6033% a month | 7.24% | 7.24% |
| Monthly cost | |||
| Principal and interest | Loan × r ÷ (1 − (1 + r)−360), with r = 0.0724 ÷ 12 | $2,011.78 | $1,788.25 |
| Property tax | $328,000 × 2% = $6,560 a year, ÷ 12 (rate from our property tax page) | $546.67 | $546.67 |
| Homeowners insurance | TDI average premium, $3,489 a year (2025, preliminary), ÷ 12 | $290.75 | $290.75 |
| Total | Sum of the three lines | $2,849.20 | $2,625.67 |
What this leaves out
- Mortgage insurance. With 10% down, a conventional loan normally adds PMI. We don’t have a sourced Texas rate for it, so the 10% column comes in low.
- Homestead exemption. The 2% tax figure is before exemptions. If you live in the home, the $140,000 school-tax homestead exemption lowers your bill, so the tax line comes in high for owner-occupants.
- HOA, MUD and flood. Many suburban Houston and Dallas homes carry HOA dues or a MUD tax rate, and flood insurance is extra. See Texas insurance.
- The newer median. At Q3’s $333,628, the 20%-down principal and interest would be about $31 a month more, by the same formula.
Our takeaway: the loan payment is only about two-thirds of the bill. On this example, tax and insurance add $837.42 a month, and both are higher in Texas than many movers expect. Compare it with what you would pay to rent on our Texas rent page.
Out-of-date numbers you’ll still find online
A year ago the 30-year average was 6.17%. By our math, that rate change alone adds about $186 a month to principal and interest on a $262,400 loan.
That was closer to the 2020 average. TDI’s 2025 preliminary average is 76% higher.
Voters raised the school-tax exemption in Nov 2025. Payment calculators that still use $100,000 overstate the tax line.
What changes next
- Mortgage rates update every Thursday on Freddie Mac PMMS.
- October 2026 numbers from HAR, MetroTex, Unlock MLS and SABOR should be out by mid-November.
- The Nov 3, 2026 election, including Dallas County’s tax rate vote, can change 2026 property tax bills. See Texas property taxes.
How we check
Every figure links to its source and shows the date it applies to. Prices come from Realtor associations and MLSs, which we name in each row. Payment math is ours and labeled that way. Read the full methodology.
