San Antonio neighborhoods by what they cost.

Twelve areas. Rent, city and school tax rates, home values.

San Antonio is still one of the cheaper big cities in Texas to rent in, but the spread inside it is wide: large-building rent averages about $1,450 Downtown and in Stone Oak and more than $2,300 in Midtown, the area around the Pearl. The suburbs along I-35 and I-10 are a little cheaper to rent, and each sets its own tax rate. Two big school districts have tax increases on the Nov 3, 2026 ballot. Rent below is RentCafe’s average across all unit sizes in large managed buildings, so treat it as a guide to how pricey an area is, not a quote for a 1-bedroom.

Pick a budget tier

Tiers use the RentCafe all-unit average (as of Sep 30 to Oct 1, 2026). Citywide, RentCafe puts a San Antonio 1-bedroom at $1,081 and a 2-bedroom at $1,380, so a smaller unit in any tier will usually cost less than the average shown.

“City tax rate” is the rate the city itself charges per $100 of taxable value for the 2026 tax year (the budget year that began Oct 1, 2026). Your full bill also includes the county, a school district, and in Bexar County, University Health and Alamo Colleges. School districts listed are the main one for each area. Several areas cross district lines, so check the exact address with the Bexar Appraisal District (or the Comal, Kendall or Guadalupe district) before you sign.

About these numbers. RentCafe (Yardi Matrix) averages cover all unit sizes in large, professionally managed buildings. Seguin and Schertz figures come from the nearby-cities list on RentCafe’s San Antonio page; their own pages would not load when we checked. Seguin’s rate passed on first reading Sep 2026; New Braunfels’s rate is from Community Impact’s report of the adopted budget; Schertz and Alamo Heights rates are from Bexar County’s 2026 truth-in-taxation summary. For medians on new leases, see the San Antonio page, which uses Apartment List.

The areas, briefly

$1,500 and up

Midtown–Pearl ($2,303). RentCafe calls this area Midtown San Antonio. Its old “Tobin Hill” page now redirects there, and it covers the blocks around the Pearl. It tops the city’s 44-neighborhood list by more than $500. That reflects a small number of new luxury buildings: the neighborhood’s own page shows a 1-bedroom at $1,923 and a 2-bedroom at $3,047 (Aug 24, 2026). Treat it as the top of the market, not a typical rent.

Mahncke Park ($1,698) and Government Hill ($1,598). Two older neighborhoods north and northeast of Downtown, third and fourth on RentCafe’s list. Both are inside city limits, so they pay the new city fees too: from Oct 1, 2026, a $2.25 monthly parks and environmental fee and 75 cents more a month for trash carts.

$1,300 to $1,500

Downtown ($1,470). Nearly flat on the year, down 0.21% from $1,473. A 1-bedroom averages $1,352. Downtown is in San Antonio ISD, which has a tax rate increase and a $600 million bond on the Nov 3 ballot. Vote Nov 3

Stone Oak ($1,448). The far-north suburb-style part of the city, with a 1-bedroom at $1,284. The overall average is down from $1,466 a year ago. Most of it is in North East ISD, which lowered its 2026 rate to $0.9754 from $0.9822.

New Braunfels ($1,437). Rent is down 2.41% from $1,472, with a 1-bedroom at $1,242. The city adopted $0.415613, the no-new-revenue rate; the city estimates the average homeowner pays about $13 more a year (Community Impact, Sep 29, 2026). The median home value is $339,400 (Census, 2024).

Boerne ($1,352). Essentially flat on RentCafe, up $1 from $1,351. Apartment List, which uses medians on new leases, has Boerne as the priciest city in the metro at $1,336, down 8.9%. Council adopted a rate just under 48 cents, up from 47, on Sep 8, 2026; the city says M&O taxes rise about $4.70 per $100,000 of value. Boerne ISD trimmed its rate to $1.0065.

Under $1,300

Seguin ($1,271). The two rent sources disagree here more than anywhere else on this page. RentCafe’s large-building average is $1,271, while Apartment List’s median is $881, the lowest in the metro. If you’re looking at older or smaller buildings, expect something closer to the lower figure. The proposed city rate is $0.5294, up from $0.5135, and passed on first reading. The city’s average home value fell to $241,696. Final vote not confirmed

Schertz ($1,205). The cheapest area here with a RentCafe figure, and about $400 below neighboring Cibolo ($1,606). The city rate rises to $0.5296 from $0.5118. That is the no-new-revenue rate the council set as its preliminary maximum in August.

No RentCafe average

Alamo Heights. RentCafe shows n/a for this small, mostly single-family city. It is the most expensive place on this page to buy: a $779,400 median home value. Council approved the 2026 rate on Aug 24, 2026: $0.402000, up from $0.370147. The city puts the M&O increase at about $233 on an $885,505 home. Alamo Heights ISD, which raised its debt rate, also rose, to $1.0229 from $0.9572.

Southtown–King William. RentCafe’s San Antonio list has no entry for either, so we don’t print a number. The nearest listed figure is Downtown ($1,470). Much of the rental stock here is in historic houses and small buildings that RentCafe doesn’t track. San Antonio ISD, with the Nov 3 vote above.

Medical Center. RentCafe doesn’t list it under that name either. Much of the area is in Northside ISD, which has a 3-cent tax rate increase on the Nov 3 ballot. The county’s summary already shows the higher rate, $1.0349 against $1.0049 last year. Vote Nov 3

Tax rates and home values

Home values are Census medians for owner-occupied homes (2024 data, via Data USA), so they lag today’s sale prices. For comparison, SABOR’s median sale price across the San Antonio area was $302,999 in Sep 2026, about 2% lower than a year earlier.
