Fort Worth neighborhoods by what they cost.
Seventeen areas. Rent, city tax rates, schools and transit.
Fort Worth rent runs from under $1,000 a month in some west-side areas to about $2,500 around Clearfork, and the suburbs add a second variable: each one sets its own city tax rate. Below are nine Fort Worth areas and eight Tarrant and Parker County suburbs, sorted into budget tiers. Rent is RentCafe’s average across all unit sizes in large managed buildings, so use it to see how pricey an area is, not as a quote for a 1-bedroom. Where RentCafe doesn’t list a neighborhood, we say so and point to the nearest area it does list.
Numbers last checked October 31, 2026Pick a budget tier
Tiers use the RentCafe all-unit average (as of Sep 2 to Oct 2, 2026). Citywide, RentCafe puts a Fort Worth 1-bedroom at $1,274 and a 2-bedroom at $1,609, so a smaller unit in any tier will usually cost less than the average shown.

“City tax rate” is the rate the city itself charges, per $100 of taxable value. Your full bill also includes Tarrant (or Johnson or Parker) County, a school district and a college district. School districts listed are the main one for each area; several areas split between districts, so check the exact address on the Tarrant Appraisal District record before you sign.

| About these numbers. RentCafe (Yardi Matrix) averages cover all unit sizes in large, professionally managed buildings, so areas full of new mid-rises read high. Where RentCafe does not list a neighborhood under its usual name, the row uses the closest neighborhood it does list, named in brackets. The city of Fort Worth average is $1,463, up 0.73% from $1,452 a year earlier (Sep 30, 2026). For medians on new leases, see the Fort Worth page, which uses Apartment List. City tax rates are FY2027 (the 2026 tax year) unless marked; Keller’s FY2027 rate was not yet posted on the city’s site. | ||||||
The areas, briefly
$1,650 and up
Tanglewood–Clearfork ($2,464). RentCafe does not list Tanglewood, a mostly single-family area, but its neighbor Edwards Ranch Clearfork tops the whole Fort Worth list. That figure reflects Clearfork’s newer apartment buildings more than Tanglewood’s houses. Both sit inside Fort Worth city limits and Fort Worth ISD.
Keller ($1,744). The priciest suburb on this page with a RentCafe figure, though down slightly from $1,749 a year ago. A 1-bedroom averages $1,526. Keller’s city rate is low, $0.2870 for FY2026, adopted Sep 16, 2025. The newest budget leaves the average home’s city bill at about $1,381 a year, up $7.34, on a $459,668 assessed value (Community Impact, Sep 17, 2026). Keller ISD also has an $828 million bond on the Nov 3, 2026 ballot. The district says none of the five propositions need a tax rate increase. Vote Nov 3
Downtown ($1,699). Sixth on RentCafe’s list of 46 Fort Worth neighborhoods. Almost all rentals here are in managed buildings, which is why the average is a fair guide for Downtown in a way it is not for single-family areas.
West 7th–Cultural District ($1,685). RentCafe has no “West 7th” entry. Linwood, the neighborhood that holds much of the West 7th apartment district, averages $1,685, almost level with Downtown.
$1,400 to $1,650
Weatherford ($1,596). The Parker County seat had the biggest rent rise of the suburbs here, up 3.03% from $1,549 (Oct 2, 2026). Only Southlake and Keller have a lower city rate on this page: council adopted $0.392246 on Sep 8, 2026, the same as last year and below the no-new-revenue rate.
Arlington Heights ($1,556). RentCafe lists Chamberlin Arlington Heights, the historic core of the area. It runs about $130 below Linwood on the other side of the Cultural District.
North Fort Worth ($1,554). The big growth area north of Loop 820 has several entries on RentCafe’s list: Fossil Creek $1,554, Summerfields $1,511 and Harvest Hills $1,430. Homes here are in Fort Worth city limits, but the school district is often not Fort Worth ISD, so check before you assume.
Burleson ($1,543). Rent is up 2.06% from $1,512, and a 1-bedroom averages $1,351 (Oct 1, 2026). Burleson has the highest city rate on this page: $0.7298, adopted Sep 14, 2026, up from $0.7218. Staff had proposed keeping $0.7218, but council set the rate at the no-new-revenue rate instead.
Euless ($1,501). Close to DFW Airport, with a 1-bedroom at $1,314. The FY2027 budget filed with the county clerk proposes a city rate of $0.470080, down from the $0.476466 on the city’s tax page. Final rate vote not confirmed
Under $1,400
Hurst ($1,354). Rent is nearly flat, up 0.36%. The city tax rate is the bigger story: the adopted FY2027 budget sets $0.668422, up from $0.611882. Hurst’s August notice estimated the city bill on a median homestead going from $1,439 to $1,506.
Bedford ($1,319). One of the suburbs here where rent fell, down 2.14% from $1,348 (Oct 2, 2026). Its city rate went the other way, to $0.566599 from $0.526212, in the budget adopted Sep 15, 2026.
Ridglea ($1,290). RentCafe does not list Ridglea. Ridgmar, just north along I-30, averages $1,290, and Western Hills, farther west, is one of the cheapest areas in the city at $1,044.
Haltom City ($1,187). The cheapest suburb on this page, up 1.41% from $1,170 (Sep 2, 2026). The FY2027 budget trims the city rate a little, to $0.556999 from $0.557290.
No RentCafe average
Near Southside and TCU–Berkeley. RentCafe’s Fort Worth list has no entry for either, so we don’t print a number. The closest listed figures are Downtown ($1,699) for Near Southside and the citywide $1,463 for the area around TCU. RentCafe only tracks large managed buildings, so the house and duplex rentals common near campus aren’t in its numbers anyway.
Alliance. The far-north area around the AllianceTexas development isn’t on RentCafe’s list either. The nearest listed figures are the North Fort Worth neighborhoods above ($1,430 to $1,554) and Keller ($1,744).
Southlake. RentCafe shows n/a for Southlake, which has few large apartment buildings. It is the most expensive place on this page to buy: a $1.01 million median home value. Its city rate is low, $0.290, down half a cent and adopted Sep 15, 2026.
Suburb tax rates and home values
City rates only. A suburb with a low city rate can still have a high total bill once the school district and county are added. Home values are Census medians for owner-occupied homes (ACS 2020–2024 estimates, via Data USA), so they trail today’s sale prices.
| City | FY2027 city rate per $100 | FY2026 rate | Median home value (ACS 2020–24) | Source |

FY2027 rates for Burleson, Euless, Haltom City, Hurst, Bedford and Southlake come from each city’s budget as filed with the Tarrant County Clerk. Keller had not filed its FY2027 budget there as of Oct 31, 2026. For how city, county and school rates stack into one bill, see Texas property taxes.
Getting around: Trinity Metro and TEXRail
Trinity Metro runs Fort Worth’s buses, the TEXRail line from Downtown to DFW Airport, and the western half of the Trinity Railway Express to Dallas. Fares below are from the TRE fare page that Trinity Metro and DART share; Trinity Metro’s own fare page would not load when we checked.
Source: Trinity Railway Express fares (single rides effective Sep 15, 2024; passes effective Mar 1, 2026) and Trinity Metro (regional fares, Mar 1, 2026). There is no local monthly pass; Trinity Metro dropped its 31-day and annual passes in its 2024 fare change. Toll and transit costs across Texas are on Texas transit and tolls.
Out-of-date numbers you’ll still find online
Trinity Metro cut the day pass and the 7-day pass ($25 to $18) in its fall 2024 fare change, and dropped the monthly pass. The current fare table still shows $4 and $18.
Trinity Metro, DART and DCTA lowered the shared day pass on Mar 1, 2026. The regional monthly stayed at $192.
Hurst’s adopted FY2027 budget raises the rate by about 5.7 cents per $100, above the $0.635889 no-new-revenue rate.
Council adopted the higher rate for FY2027 on Sep 15, 2026. It applies to every in-city area on this page.
Bedford’s FY2027 adopted budget sets a rate about 4 cents higher, above its $0.553832 no-new-revenue rate.
