Texas › Dallas › Neighborhoods

Dallas neighborhoods and suburbs by what they cost.

Twenty areas. Rent, city tax, schools and DART.

In DFW, rent depends as much on which city you live in as on the neighborhood. Below are 12 Dallas neighborhoods and eight suburbs (Plano, Frisco, McKinney, Irving, Arlington, Denton, Richardson and Garland), sorted into three budget tiers. Rent is RentCafe’s average across all unit sizes in large managed buildings. For each suburb we add its city property tax rate and whether it pays into DART, which decides whether a train or bus is an option at all.

City tax rates are per $100 of taxable value for the 2026 tax year (the 2026–27 city budget). Dallas neighborhoods all pay the City of Dallas rate. “DART” means the city is a DART member and pays a 1% sales tax to it, per the Texas Comptroller’s transit list. School districts are the main one; many cities span several, so check the address.

About these numbers. RentCafe (Yardi Matrix) averages cover all unit sizes in large, professionally managed buildings, so areas full of new towers read high. RentCafe publishes 1-bedroom averages for cities but not for Dallas neighborhoods (shown as —). City tax rates: Frisco adopted Sep 2026; McKinney’s proposed rate was level with 2025, and Community Impact reported the council kept it (Sep 3, 2026); Richardson adopted Sep 2026; Denton adopted Sep 22, 2026; Irving’s city page shows the rate as of Oct 1, 2025 and the county’s 2026 list shows the same figure; Arlington’s figure is the 2025 rate, and the city proposed to keep it flat for 2026. Medians on new leases are on the Dallas page.

The areas, briefly

$1,800 and up

Uptown ($2,863). The most expensive neighborhood on RentCafe’s Dallas list by about $400 a month. Next door, West Side at State Thomas averages $2,452, so the whole area north of Downtown runs high.

Oak Lawn ($2,363) and Victory Park ($2,234). Two more close-in areas near Uptown. Like every Dallas neighborhood here, owners pay the City of Dallas rate of $0.6978 plus Dallas ISD’s $0.985735 (2026 rates).

Lower Greenville ($2,238) and Knox Henderson ($1,943). Both rank in RentCafe’s top ten for Dallas. Lower Greenville is the pricier of the two by almost $300.

Downtown ($2,096) and Deep Ellum ($1,841). Downtown averages about $770 less than Uptown. Deep Ellum, just east, is the cheapest neighborhood in this tier.

$1,300 to $1,800

Frisco ($1,799). The priciest suburb on this page, at the top of the middle tier. Frisco kept its rate at $0.425517 for a third year, with a 20% homestead exemption, and says the average city tax bill is $2,589 on an average taxable home of about $608,520. Frisco is not in DART. The city also expects average utility bills to rise about $10 a month from January. Changes Jan 2027

North Dallas ($1,696). Still inside the City of Dallas, but far enough north that some addresses fall in Richardson or Plano ISD rather than Dallas ISD.

Plano ($1,695). Average rent is down 1.27% in a year. The city proposed holding its rate at $0.4376 for 2026–27 and offers a 20% homestead exemption. The median home price was $516,500 in April 2026, down from $550,000 a year earlier. Plano stayed in DART after canceling its withdrawal vote, and the Silver Line rail to DFW Airport opened Oct 25, 2025.

Richardson ($1,692). Richardson adopted $0.54218, the same as last year, with a 7-0 budget vote. It is a DART city and a Silver Line city. Richardson ISD’s 2026 rate is $1.1319.

McKinney ($1,681). McKinney’s city rate stayed at $0.412284, the lowest of the eight suburbs here. Water and wastewater base charges rose to $21.60 and $31.20 a month on Oct 1, 2026. McKinney is not in DART.

Denton ($1,544). Denton adopted $0.548485 on Sep 22, 2026. It runs its own electric utility, and a planned 3% rate increase is on hold until Jan 1. Transit is DCTA, which collects a half-cent sales tax, not DART. Changes Jan 2027

Irving ($1,500). Irving’s average hides a wide range: Las Colinas averages $1,754 and Valley Ranch $1,618, while Irving Heights is $1,202. The city rate is $0.5891 with an optional 20% homestead exemption and a $60,000 exemption for owners over 65. Irving ISD’s rate is $0.9884.

Garland ($1,445). A DART city with a 2026 city rate of $0.6799, the highest of the eight suburbs, and a Garland ISD rate of $1.1393. City staff tied part of the 2026–27 budget to a November voter decision on shifting how the tax rate is split. Nov 3, 2026 vote

Lakewood ($1,436). A Dallas neighborhood that costs less than Plano or Richardson on RentCafe’s numbers. It is about $800 a month below nearby Lower Greenville.

Arlington ($1,366). The lowest average of the eight suburbs, and the only one here where RentCafe shows rent up over the year (+0.62%). Arlington is not in DART or any transit authority on the Comptroller’s list. Its first-reading 2026–27 budget kept the tax rate flat but raised water rates about 6.37% and garbage about 3.5% (The Shorthorn, Sep 9, 2026).

Under $1,300

Lake Highlands ($1,219). In the City of Dallas but largely served by Richardson ISD, which sets a higher school rate than Dallas ISD ($1.1319 versus $0.985735 in 2026).

Pleasant Grove ($1,194) and Heart of Oak Cliff ($1,158). Two of the lower-rent Dallas neighborhoods on RentCafe’s list, in southeast and southwest Dallas. The cheapest listed anywhere in the city is Beacon Hill at $872. RentCafe does not list Bishop Arts on its own; Heart of Oak Cliff is the nearest figure.

DART, county taxes and what to watch

  • DART member cities pay a 1% sales tax to the agency. The Comptroller lists 13 cities, including Dallas, Garland, Irving, Plano and Richardson. Highland Park is still on that list, but its voters chose to leave in May 2026, and DART ended service there May 14.
  • Frisco, McKinney and Arlington are not in DART or DCTA. Denton is in DCTA. If you will commute by train, that rules the first three out unless you drive to a station.
  • Dallas County adopted $0.248650 per $100, a 22% effective increase that goes to voters on Nov 3, 2026. That applies in Dallas, Irving, Garland and the Dallas County part of Richardson. Nov 3, 2026 vote
  • Collin County home prices fell the most in DFW over the year to April 2026, to a $465,000 median (down 6.8%). Collin County takes in most of Plano and McKinney, much of Frisco and part of Richardson.
